Plumbing in Port Jefferson's Older Homes

About 1 in 4 homes in Port Jefferson was built before 1950. Nearly 1 in 5 was built before 1940. That's the oldest housing in the area, and it comes with its own plumbing and heating problems:

  • Galvanized steel water pipe that rusts shut from the inside and drops your water pressure
  • Cast iron drains that scale up, crack, and let roots in
  • Steam heat and cast iron radiators that bang, hiss, or never warm up
  • Old oil tanks in basements and sometimes buried in the yard
  • Lead solder or lead service lines in some of the oldest homes

We know these homes. We take the time to figure out what's really going on before we touch anything.

Port Jefferson Has Its Own Building Department

Port Jefferson is an incorporated village. Permits here go through the Village of Port Jefferson Department of Planning and Building, not the Town of Brookhaven.

What that means for you:

  • The village requires plumbers on a permit to hold a Suffolk County license. Paul Krauss's Master Plumber license, MP-72538, qualifies.
  • Work done without a required permit can bring a $500 penalty from the village.
  • When certain work is finished, the village may ask for follow-up items before it signs off, like a lead solder test.

We file the village permit for boiler swaps, water heater replacements, gas lines, and other permitted jobs, and we handle the inspections.

Port Jefferson Is on the Sewer

Unlike most of the area, downtown and other parts of Port Jefferson Village are served by Suffolk County Sewer District #1, which runs a treatment plant on Beach Street. If you're on the sewer, a backup in your basement is almost always a clog or break in your main line between the house and the street. Not a full cesspool.

We clear the main line, and if clogs keep coming back, we find out why: roots, a cracked cast iron pipe, or an old section that's sagging. Then we fix it.

Some homes higher up in the village may still drain to a cesspool. Either way, we'll tell you exactly what's going on.

When Heavy Rain Hits the Village

Port Jefferson sits in a bowl around the harbor. In heavy storms, water runs down the hills into Lower Port. When the remains of Hurricane Ida came through on September 1, 2021, the village got over 7 inches of rain. Main Street, East Broadway, and nearby streets flooded, and businesses, the fire department, and Theatre Three took on water.

If your home is in a low spot, a sump pump with a battery backup is worth it. Big storms often knock out the power right when you need the pump most. See Sump Pumps.

We Work All Over Port Jefferson

Lower Port: The harbor and downtown. Older homes, apartments over shops, and restaurants. On the sewer.
Upper Port: Around the train station. Older homes and small businesses.
Brick Hill and Cedar Hill: Hillside homes, many of them older.
Harbor Hills: Larger homes around the country club.
Belle Terre: The separate village next door. It has its own village rules, and we'll confirm which office handles your permit.

Restaurants and Shops in the Village

Main Street and the harbor are full of restaurants, bars, and shops in older buildings. We handle drain backups, grease trap plumbing, commercial water heaters, and apartments over storefronts with stacked plumbing.
